As I write this the world has been paying tribute to Richie Benaud, the former Australia captain and iconic cricket commentator, who has just passed away aged 84. I am reminded of when he said "Captaincy is 90% luck and 10% skill. But don't try it without that 10%" which got me thinking about how much luck, if any, is involved when selling a house in the current climate. It seems to me that the way some agents go about their business they may as well rely on luck. If it was as easy as simply sticking an advert on Rightmove, On the Market or frankly every property portal out there then agents wouldn’t be needed. The truth is that the marketing strategy behind all of our properties, whether a flat to let or house for sale, can vary enormously and is affected by too many factors to simply make a list here but one thing that rarely plays a part is luck! At Aspire we tailor make each marketing strategy, using our experience of the local market, to ensure it will be the best way to achieve or surpass our client’s goals.
With the Election almost upon us many potential buyers and sellers are sitting on the fence waiting to see what the political landscape looks like come the morning of May 8th. Certainty brings a degree of confidence to any market and the SW London house market is no different. Ensuring you receive the right advice now could make a big difference to achieving your goals later. These goals will no doubt centre on price & timing and whilst the necessary fee level may play a part it should never take precedence as usually all are interlinked.
Whilst the sales market is affected more by election sentiment the lettings market continues to go from strength to strength with the end of quarter one finishing strongly. This strength seems to have continued to date as we approach the very busy summer months. Our experienced lettings & property management teams always need more instructions for a wide selection of professional tenants and company’s so if you are thinking of moving or have a property coming available in the near future then please do pop in or contact your local office for an informal chat and we can show you how skill will always win through.
